To buy a property in Spain, or to engage in any financial agreement, you need to have a NIE number. It stands for Número de Identidad de Extranjero, or Identification Number for Foreigners, and it serves as an all-purpose ID and tax document. If you need to buy a home, a car or register for domestic energy and water utilities, you’ll need to have one.
Buying a property in Spain is far simpler if you have expert help and guidance along the way, but you don’t necessarily have to have someone else to apply for a NIE number on your behalf. You can do this on your own either in person or at a Spanish consulate, or via an appointed representative if you prefer. Bear in mind the process isn’t always quick, so do it as soon as possible. You won’t be able to sign the deeds on your new home is you haven’t got a number yet.
It’s also worth bearing in mind that local authorities may have different interpretations of the rules regarding NIE numbers. Those that apply in Andalusia won’t necessarily be the same as those in Aragon, for example, so make sure you have the right documentation and that you understand the timelines involved. As always, legal advice is a good idea if you’re unsure about anything.
